Staging a home..does it help?

Over the last few years the concept of “Staging a Home” has become very popular. Years ago we just called it getting a home ready to sell but nowadays this concept has been taken to new levels.

Ever wonder if staging a home helps you get more money for your help? How about the cost, does it pay for it’s self? Do professional stagers receive formal training?

Listen to The Phoenix Real Estate Audio podcast with Renee from Staging by Renee and you’ll learn about how staging can help generate more offers at a higher price. It’s easy to listen in, just click the “podcast” link at the top of this page and look for the Staging episode.

While you’re there look around, you’ll find other podcasts from people connected to the real estate industry like mortgage lenders, home inspectors, etc.

Digging deep for this song

Here’s a group that only lasted a few years but really made a difference at the time. Back in 1972 living in Detroit we only had a couple of choices for music, at least the kind I liked. For anyone from that area you’ll remember CLKW which played all the best music. The song you’ll hear “Go all the way” had a special importance for a 13 year boy..if youknow what I mean!

CKLW happened to be a Candadian station but that didn’t matter to us. Here’s a brief discription of the band you’ll here below-

Pioneering the power pop style long before it was fashionable, few bands were as commercially successful or as critically battered as Cleveland, Ohio’s the Raspberries. Eric Carmen and Wally Bryson, the band’s primary songwriters and frontmen, both worshipped at the alter of The Beatles, Brian Wilson, British Invasion bands, and Phil Spector’s “wall of sound” production techniques, and had a romanticized concept of pop music that harkened back to an earlier era. The creative tension between Carmen’s melodic teen heartthrob sensibilities and Bryson’s harder rock instincts fueled the bands music, creating an irresistible blend.

The band’s self-titled 1972 debut album, complete with a scratch and sniff cover, contained the AM radio smash “Go All the Way,” which simultaneously blessed and doomed the band. While it unquestionably brought them immediate recognition and a gold record, it also pigeonholed them as a vocal harmony oriented teeny bopper band, which in reality only scratched the surface of the group’s abilities.

If you’ve listened to this band please leave a comment with where you first heard them.

Builders in trouble

I just spent the day showing new homes in several communities and had the clients ask me “Are you sure these builders are OK to buy from”? While at first I thought this was a curious question but when they explained they’ve heard a lot of about builders in financial trouble it made more sense. The last thing I would want any of my clients to do is buy a home from a builder that could not deliver the homeas promised.

Now I do watch the business sections and surf the internet for this information on a regular basis but I wonderd if there was a better to find this information. That’s where the Arizona Department of Real Estate comes in. They keep records of this for us so I thought I would share it with everyone. The Document contains the builders that they know are currently in financial trouble and I’m sure will change from time to time.

If you’d lilke a copy of this document please email me at Jay@valleyREadvisor.com and I would be happy to send it to you. You might be surprised at some of the names on this document!

Dating myself “musically”

At the sake of dating myself take a listen to one of the first “rock” songs I liked when I was young. I really like visiting Wolfgang’s vault from time to time to hear some of the classics!

This version was recorded live in 1977. I think the song came out closer to the early 70’s. Let me know if you remember this song and feel free to give me requests and I’ll track them down.

Ever had questions about home inspections

Ever had questions about home inspections but didn’t know who to ask? In this episode we talk to a home inspector from Pillar to Post here in the Phoenix, Arizona area. We cover the basics of home inspections, what do they inspect and why having a home inspection is so important.

After listening if you have any questions please contact me and I’d be happy to answer them. Also if there’s enough interest I can always have them back to cover things we may have missed.
